Development in Gloucester County would bring 288 units. A subdivision review is in May.

A national housing developer’s vision for farmland off Delsea Drive and Salina Road in Washington Township finally may have its public unveiling at a planning board meeting next month.

D.R. Horton Inc. NJ wants to construct 288 townhome units on two lots covering almost 38 acres. The project has an affordable housing component comprising 60 of the 288 units.

D.R. Horton, which is the most active residential developer in South Jersey, was scheduled for a board review of its subdivision plan in January. The review has been postponed every month since, and now is listed for May 6, according to the township.

The company is seeking preliminary and final approval of its subdivision design. It also has asked for a variance to allow for 10 attached townhome units — two more than the Gloucester County township permits.

Property records show that the lots have the same owner, the Platt family of Newtown, Pa. The land falls within the township’s Delsea Drive Redevelopment Area.

The redevelopment area comprises parcels along Delsea Drive (Route 47) from Pitman-Downer Road (Gloucester County Route 658) to Blackwood-Barnsboro Road (county Route 603).

In addition, the zone extends to the northeast along the Blackwood-Barnsboro Road corridor, ending at Mount Pleasant Road.

The redevelopment plan states a maximum density of 10 townhouses per acre and a minimum parcel size of 10 acres. At least 25% of the property is to be designated for open space.

This year, the New Jersey Department of Transportation started a traffic safety improvement project at that intersection at the urging of township officials.
