Newly released data from Realtor.com for January shows that potential buyers and sellers in Worcester County saw the same home sale prices as the previous month’s median of $450,000.
The median home sold for $450,000, an analysis of data from Realtor.com shows. That means January, the most recent month for which figures are available, was flat to December.
Compared to January 2024, the median home sales price was up 8.4% compared to $415,000.
Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in the data. The statistics don’t include homes currently listed for sale and aren’t directly comparable to listings data.

Looking only at single-family homes, the $450,000 median selling price in Worcester County was down 2.2% in January from $460,000 the month prior. Since January 2024, the sales price of single-family homes was up 3.5% from a median of $435,000.Nineteen single family homes sold for $1 million or more during the month, compared to 23 recorded transactions of at least $1 million in January 2024.
Condominiums and townhomes increased by 4.7% in sales price during January to a median of $418,750 from $400,000 in December. Compared to January 2024, the sales price of condominiums and townhomes was up 19.6% from $349,999. Two condominiums or townhomes sold for $1 million or more during the month, compared to four recorded transactions of at least $1 million in January 2024.
In January, the number of recorded sales in Worcester County rose by 12.1% since January 2024 — from 497 to 557. All residential home sales totaled $277.7 million.
Across Massachusetts, homes sold at a median of $595,444 during January, a slight decrease from $600,000 in December. There were 4,246 recorded sales across the state during January, up 16.6% from 3,641 recorded sales in January 2024.

Sales prices of single-family homes across Massachusetts decreased by 1.8% from a median of $611,166 in December to $599,999 in January. Since January 2024, the sales price of single-family homes across the state was up 7.9% from $556,125.
Across the state, the sales price of condominiums and townhomes rose 4.6% from a median of $554,541 in December to $580,000 during January. The median sales price of condominiums and townhomes is up 18.4% from the median of $490,000 in January 2024.
