Real estate developers KABR Group and Kushner received the Adaptive Reuse Award from the Jersey City Landmarks Conservancy for their redevelopment of the 1913 Great Atlantic and Pacific Tea Company Warehouse in Jersey City.
Now the Arts & Powerhouse Building, located at 130 Bay Street in Jersey City’s Powerhouse Arts District, the property underwent an extensive $30 million renovation with the help of Manhattan-based GRO Architects, who were also recognized for the company’s efforts.
Completed earlier this year, the project involved redeveloping and converting three interconnected industrial buildings into one mixed-use commercial facility. While preserving the landmark property’s historic architecture — including soaring ceilings, its brick façade and original structural details — the developers introduced modern amenities, loft-style layouts and a 10,000-square-foot rooftop deck with sweeping views of New York City.
“The A&P Building brings a level of character and authenticity rarely seen in Jersey City’s office and commercial market,” said Adam Altman, managing member of KABR Group. “With its industrial bones, loft-style layouts and a setting that reflects the neighborhood’s creative roots, it offers an experience more akin to Manhattan’s Meatpacking or Flatiron districts.”

The property was adapted into a six-story mixed-use building, featuring up to 135,000 square feet of flexible office, commercial, retail and creative spaces, with each ranging from 4,000 to 100,000 square feet. And it’s already occupied by tenants like Rumble Boxing, Daily Provisions, Spear Physical Therapy, One Medical and Hudson Golf, among others.
KABR Group and Kushner also dedicated $250,000 to showcase works by Jersey City-based artists in the property to reflect the creativity of the Powerhouse Arts neighborhood.
