Compared to June 2024, the median home sales price was slightly higher compared to $199,949.
Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in the data. The statistics don’t include homes currently listed for sale and aren’t directly comparable to listings data.

Looking only at single-family homes, the $210,106 median selling price in Erie County was up 6.5% in June from $197,200 the month prior. Since June 2024, the sales price of single-family homes was up 4.5% from a median of $201,000.No single-family homes sold for $1 million or more during the month.
Condominiums and townhomes decreased by 49.4% in sales price during June to a median of $156,900 from $310,000 in May. Compared to June 2024, the sales price of condominiums and townhomes was up 16% from $135,250. No condominiums or townhomes sold for $1 million or more during June.

In June, the number of recorded sales in Erie County rose by 4% since June 2024 — from 224 to 233. All residential home sales totaled $55.1 million.
Across Pennsylvania, homes sold at a median of $295,000 during June, up 1.7% from $289,994 in May. There were 13,440 recorded sales across the state during June, a slight increase from 13,366 recorded sales in June 2024.
