Newly released data from Realtor.com for July shows that potential buyers and sellers in Orange County saw higher home sale prices than the previous month’s median of $410,000.

The median home sold for $435,000, an analysis of data from Realtor.com shows. That means July, the most recent month for which figures are available, was up 6.1% from June.

Compared to July 2024, the median home sales price was slightly higher compared to $434,900.

Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in the data. The statistics don’t include homes currently listed for sale and aren’t directly comparable to listings data.

Here is a breakdown on median sale prices:

  • Looking only at single-family homes, the $452,250 median selling price in Orange County was up 4.8% in July from $431,500 the month prior. Since July 2024, the sales price of single-family homes was slightly up from a median of $450,000.Six single family homes sold for $1 million or more during the month, compared to seven recorded transactions of at least $1 million in July 2024.

  • Condominiums and townhomes increased by 11.3% in sales price during July to a median of $350,000 from $314,329 in June. Compared to July 2024, the sales price of condominiums and townhomes was down 12.3% from $399,000. Three condominiums or townhomes sold for $1 million or more during the month, compared to four recorded transactions of at least $1 million in July 2024.

About recorded home sales in Orange County in New York

In July, the number of recorded sales in Orange County dropped by 2.3% since July 2024 — from 400 to 391. All residential home sales totaled $185.1 million.

Across New York, homes sold at a median of $539,978 during July, up 6% from $509,606 in June. There were 12,654 recorded sales across the state during July, down 6.3% from 13,499 recorded sales in July 2024.

  • The total value of recorded residential home sales in New York increased by 36.7% from $8.2 billion in June to $11.3 billion this July.

  • Out of all residential home sales in New York, 19.16% of homes sold for at least $1 million in July, up from 17.83% in July 2024.

  • Sales prices of single-family homes across New York increased by 9.7% from a median of $451,277 in June to $494,944 in July. Since July 2024, the sales price of single-family homes across the state was up 10.7% from $447,284.

  • Across the state, the sales price of condominiums and townhomes rose 2% from a median of $650,000 in June to $662,711 during July. The median sales price of condominiums and townhomes is up 9% from the median of $607,926 in July 2024.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
