Newly released data from Realtor.com for July shows that potential buyers and sellers in San Joaquin County saw lower home sale prices than the previous month’s median of $538,000.

The median home sold for $518,000, an analysis of data from Realtor.com shows. That means July, the most recent month for which figures are available, was down 3.7% from June.

Compared to July 2024, the median home sales price was down 5% compared to $545,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in the data. The statistics don’t include homes currently listed for sale and aren’t directly comparable to listings data.

  • Looking only at single-family homes, the $520,000 median selling price in San Joaquin County was down 5.4% in July from $549,500 the month prior. Since July 2024, the sales price of single-family homes was down 5.5% from a median of $550,000.Eighteen single family homes sold for $1 million or more during the month, compared to 26 recorded transactions of at least $1 million in July 2024.

  • Condominiums and townhomes increased by 28.9% in sales price during July to a median of $330,000 from $256,000 in June. Compared to July 2024, the sales price of condominiums and townhomes was down 3.5% from $342,000. Three condominiums or townhomes sold for $1 million or more during the month, compared to two recorded transactions of at least $1 million in July 2024.

In July, the number of recorded sales in San Joaquin County dropped by 1% since July 2024 — from 516 to 511. All residential home sales totaled $305.7 million.

Across California, homes sold at a median of $759,825 during July, a slight decrease from $762,186 in June. There were 28,212 recorded sales across the state during July, a slight increase from 28,206 recorded sales in July 2024.

The median offers a more accurate view of what’s happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
