Looking only at single-family homes, the $520,000 median selling price in San Joaquin County was down 5.4% in July from $549,500 the month prior. Condominiums and townhomes increased by 28.9% in sales price during July to a median of $330,000 from $256,000 in June. Three condominiums or townhomes sold for $1 million or more during the month, compared to two recorded transactions of at least $1 million in July 2024.

In July, the number of recorded sales in San Joaquin County dropped by 1% since July 2024 — from 516 to 511. All residential home sales totaled $305.7 million.
Across California, homes sold at a median of $759,825 during July, a slight decrease from $762,186 in June. There were 28,212 recorded sales across the state during July, a slight increase from 28,206 recorded sales in July 2024.
