Newly released data from Realtor.com for February shows that potential buyers and sellers in Sangamon County saw higher home sale prices than the previous month’s median of $169,950.
The median home sold for $198,500, an analysis of data from Realtor.com shows. That means February, the most recent month for which figures are available, was up 16.8% from January.
Compared to February 2024, the median home sales price was up 28.1% compared to $155,000.
Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in the data. The statistics don’t include homes currently listed for sale and aren’t directly comparable to listings data.

Looking only at single-family homes, the $199,000 median selling price in Sangamon County was up 17.1% in February from $170,000 the month prior. Since February 2024, the sales price of single-family homes was up 32.7% from a median of $150,000.No single-family homes sold for $1 million or more during the month.
Condominiums and townhomes increased by 3.7% in sales price during February to a median of $140,000 from $135,000 in January. Compared to February 2024, the sales price of condominiums and townhomes was down 41.1% from $237,500. Four condominiums or townhomes sold for $1 million or more during the month, compared to four recorded transactions of at least $1 million in February 2024.

In February, the number of recorded sales in Sangamon County rose by 18.9% since February 2024 — from 175 to 208. All residential home sales totaled $71.5 million.
Across Illinois, homes sold at a median of $272,919 during February, down 4.5% from $285,673 in January. There were 8,685 recorded sales across the state during February, up 5.7% from 8,214 recorded sales in February 2024.

Across the state, the sales price of condominiums and townhomes dropped 2.7% from a median of $295,000 in January to $287,000 during February. The median sales price of condominiums and townhomes is up 10.1% from the median of $260,777 in February 2024.
The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
