Luxury apartment buildings along the Parkline Trail bring 224 units online in Kalispell

Aug. 9—The new Parkline Towers apartments overlooking U.S. 2 on Kalispell’s east end are now open to prospective tenants.

The luxury apartments, which broke ground in 2023, are situated between East Idaho Street and the Parkline Trail at 820 E. Idaho St. Altogether, the development boasts 224 units.

One of the two L-shaped, four-story towers sits adjacent to the city’s multi-use trail and opened to renters in May. The other, which borders East Idaho Street, received its certificate of occupancy on Thursday, according to Brent Brown of Greenway Development Group.

“Thank you everyone for being here. Really excited to have this project come to fruition here,” Brown told stakeholders at a ribbon cutting ceremony on Thursday.

“Two years seems like a long time, and in a lot of ways, it doesn’t seem like it’s been that long, as you can see what it was to what it is,” he added.

“This is a remarkable housing project and it’s exciting to be all of us here today to see this vision become a final project. It’s truly a landmark in our city,” said Kirk Fritz, business development director for the Kalispell Chamber of Commerce, at the ceremony.

The development includes 128 one-bedroom units, 80 two-bedroom units and 16 three-bedroom units. While there is some fluctuation in price depending on the rooms’ location, one-bedroom units cost $1,450 a month at 640 square feet, two-bedroom units cost $1,800 at 836 square feet and three-bedroom units cost $2,350 at 1,122 square feet.

Apartments in the building along the Parkline Trail are slightly steeper in price because of the view overlooking Woodland Park. Top floor units boast vaulted ceilings, adding to the cost, according to Assistant Property Manager Nevaeh Highfill. Two-bedroom corner units also have more square footage and a wraparound balcony and patio, which is factored into the price.

Highfill said that the complex’s rental price sits around the middle of Kalispell’s rental market.

According to Apartments.com, the average rent in Kalispell for a one-bedroom apartment at 604 square feet is $1,340, $1,546 for a two-bedroom at 985 square feet and $2,000 for a three-bedroom at 1,229 square feet.

The Silos, another luxury apartment complex on Fifth Avenue West, has a one-bedroom apartment available for $1,800 and two-bedroom apartments for $1,950.

The Parkline Towers apartments are fitted with stainless steel appliances, granite countertops, a balcony or patio, ceiling fans and air conditioning. Each building houses a workspace with a large conference table and office spaces on the second floor, a gym on the third floor and a recreation room on the fourth floor for tenants to hang out.

A dog park and pavilion with grills, fireplaces and picnic tables are also situated on the southeast side of the property with direct access to the Parkline Trail.

So far, 29% of the units in the building by the Parkline Trail have been rented out. Some units in the twin building have already been pre-leased, according to Highfill.

An old Ford dealership sat vacant on the property before Greenway Development Group bought it in December 2021, Brown said. Brown collaborated with the city and Montana West Economic Development on the design for a year before breaking ground in 2023.

Greenway Development Group is also responsible for The Highline Apartments in Columbia Falls and The Meridian Apartments in Kalispell.

“Overall, we just feel like this is a step up from what we have done in the valley with those other two projects,” Brown said.
