Renters in South Bend saw apartment listing prices increase 4% from last year’s median of $1,199, an analysis of new data from rental marketplace Zumper shows.

The typical apartment listed for rent at $1,249 in August. Median listing prices in South Bend are trending 9% upwards from last month’s $1,148 price.

The data covers all bedroom sizes, ranging from studios to four-bedroom units, within the specified metropolitan area. It reflects the median rent for all listings that were active at any given point during the month, according to Russell Middleton, co-founder of Zumper. New construction is included in the data and listings that are currently occupied or no longer available are excluded.

One-bedroom apartments listed to rent at a median of $988, 10% higher than July, when they were $900. Since last year, one-bedroom rental prices rose 10% from $900.

Two-bedroom apartments listed for rent were 5% higher than July at a central price of $1,160, compared to $1,100. Since last year, two-bedroom rental prices rose 6% from $1,099.

Statewide, Indiana rental listing prices are unchanged since July’s median of $1,350. One-bedroom rentals were listed for a typical price of $980, slightly lower than July’s average of $995. Two-bedroom rental listing prices are nearly the same as July’s central price of $1,219.

In South Bend, the typical apartment listed for rent is 7% below the state median. One-bedroom rentals were nearly the same as the state median, while two-bedrooms listed 4% below.

Nationwide, apartment rental listing prices slightly decreased from last month’s $1,949 to $1,925. One-bedroom rentals across the nation listed for a typical price of $1,560, nearly the same as last month, while two-bedroom rental listing prices approximately the same as last month’s median of $1,838.

In South Bend, the typical apartment listed for rent is 35% below the national median. One-bedroom apartment rentals listed 37% below the national median, with two-bedroom rentals listed 37% below.

The median apartment rental prices used in this report are gathered from Zumper, which aggregates over one million active listings posted by brokers and landlords to Zumper’s Landlord Platform and third-party listings from MLS providers to calculate median asking rents.
